At the heart of the historic district of Sclessin, the project is being developed on a complex site, divided between an area of heavy industry and a residential zone, and fragmented by rail traffic and the Perron slag heap. The main challenge lies in bridging these gaps while preserving the area's industrial heritage.
To address this challenge, the first step was to create a landscaped park linking the Meuse to Cointe via Halkin Park. Next, the project aims to encourage the coexistence of various activities by integrating them with the urban fabric of both the district and the city. This includes the renovation of a former industrial site into a sports complex, enhancing the existing facilities. At the same time, the project plans for the re-densification of the district, the enhancement of the economic zone, and the continuation of heavy industry. It combines renovation with new construction using the ‘Open Building’ approach, which offers adaptability and flexibility of spaces and functions in response to changing user needs, thanks to its modular structure.
The complex, which opens onto the park, features several sports areas and a cafeteria for users. Pathways have been created in and around the complex to connect various activity centres, leading to a public square with a pavilion and direct access to the platforms at Sclessin station. The new buildings consist of two levels dedicated to business activities, topped by residential units. Between these buildings, sunken landscaped areas promote soil permeability and are accessible to both residents and workers. A car park has been added to the industrial and office sector to enclose the block harmoniously.
Overall, this post-industrial project breathes new dynamism into Sclessin and strengthens connections in the heart of the district, while preserving the vestiges of its industrial past.
