The subject of this project is a plot on Ludwigsallee in the north of Aachen, on which the ‘Villa Groyen’ was built in Wilhelminian style as a detached construction with a large park in 1850. The disproportionate relationship between the villa and the park is a result of site reduction around 1900 in order to make way for domestic housing along Kupferstraße and Ludwigsallee. Particularly noteworthy features of the plot include its introverted garden with historical trees and its location on the southern slope of the Salvator Hill with an interesting view of the city centre.
The competition task involved developing a new, contemporary use for the plot, with a focus on the spatial situation and infrastructure provision. The result was eight new and exclusive flats of between 120 and 160 m².
The new buildings in the front garden create spatial definition towards the neighbouring houses, whereby the view of the villa has been kept free as far as possible, and determine access to the back garden area. Each building is an independent house with a split-level design and the living area upstairs due to the view of the city.
The new construction in the back garden keeps respectful distance from the villa. It is aligned with the projection of the land and the other new blocks in order to inspire a harmonious atmosphere within the site. The central staircase is a significant connecting element within the building and the focus of the pathways leading across the premises. The staircase is accompanied by two elevators, with which residents may ride comfortably from the basement garage directly into their flats. The two ground-floor flats enjoy direct access to the garden; the upper flats are linked to the roof garden with its attractive view via interior staircases or the elevators.
